Orange County has an affluent population of 3,010,23 and is the third most populous
county in the United States, second only to Los Angeles and San Diego County. Renting in

San Clemente is located in the south Orange County and is a great place to buy or sell multifamily, duplex, triplex, fourplex and larger commercial apartment properties. Its job industry, conveniences, and attractions make this a great place to live and there is a good market available to buy multifamily rental properties such as duplexes, triplexes, and fourplexes. These properties can bring in great income and can be sold quickly if you need to move your investments around. There is also no rent control in San Clemente.

San Clemente’s population was 64,882 as of 2012. The estimated median household income in 2011 was $85,201 (it was $63,507 in 2000). This is larger than the California median which was $57,287 in 2011.

Tourism and resident serving businesses comprise the main components of the San Clemente economy. San Clemente is the surfing media capital of the world as well as a surfing destination. It is home to Surfing Magazine, The Surfer’s Journal, and Longboard Magazine. The city has a large concentration of surfboard shapers and manufacturers including Noll Surfboards, Lost Surfboards, Stewart Surfboards, Cole, Timmy Patterson Surfboards, Terry Senate and Dewey Weber Surfboards. However the biggest employers of the city are Capistrano Unified School District, ICU Medical, Cross Section Ventures, and Ethical Nutrients.

The city also enjoys being close to a variety of conveniences. The nearest major airport is John Wayne Airport (SNA). This airport has international and domestic flights from Santa Ana and is 28 miles from the center of San Clemente. The closest hospital is South Coast Medical Center about 9 miles away in Laguna Beach. The closest college is Saddleback College (about 9 miles in Mission Viejo), with 7,451 full time enrolled students, however the largest college is University of California Irvine (about 20 miles) which have around 26,000 full time students enrolled.

San Clemente has many attractions, including its its ocean, hill, and mountain views, Spanish Colonial style architecture, and its surf. Other things to check out are the San Clemente Coastal Trail, the Surfing Heritage Foundation, Casa Romantica Cultural Center and Gardens, and the San Clemente Municipal Golf Course. There are also boutique shops and restaurants by the pier and downtown with nightlife and entertainment as well.

All of these features make San Clemente a great city to buy or sell multifamily investment rental properties such as duplexes, triplexes, fourplexes and larger commercial apartment buildings. This vibrant, growing community has great attractions, a healthy work industry, and above average rent. San Clemente, Capistrano Beach and Dana Point California Multi-Family Status Report February 2014

The South Orange County multifamily residential income property markets of San Clemente, Capistrano Beach and Dana Point continue to show strong indicators of rising property values as well as rising residential rental rates.  With the improving local and national economy all three cities are experiencing more visitors/vacationers which in turn has created the demand for more short term rentals.  The conversion of many traditional apartments into short term “vacation rentals” is decreasing the supply of traditional residential apartments available for longer term one year leases, thus driving rental rates higher.

As of early February of 2014 there have already been four closed duplex property sales this year with six more duplex properties in escrow  throughout San Clemente, Capistrano Beach and Dana Point California.  There were only sixteen duplexes currently for sale throughout the three cities at the time of this blog post.  With this current absorption rate San Clemente, Capistrano Beach and Dana Point will continue to see strong appreciation in its duplex, triplex and fourplex multifamily property real estate markets.
