The City of Azusa was founded in 1887 and incorporated as a general law city on
December 29, 1898. The City is located in Los Angeles County, situated 27 miles northeast of
the City of Los Angeles. It is located at the entrance to the San Gabriel Canyon (hence the city's
nickname, The Canyon City) and is on the east side of the San Gabriel River. The City of Azusa
encompasses 9.13 square miles, is filled with residential rental properties, and has a population
of approximately 45,000.
Renters may be interested to know that Azusa is sometimes assumed to be a
compaction of the phrase "everything from A to Z in the USA" from an old Jack Benny joke.
The city traces its roots back to at least the 18th century. The first Western settlement in Azusa
consisted of a three mile land grant from the Mexican Government to Luis Arenas in 1841. In
1844 Arenas sold the land to Henry Dalton, an Englishman, for a mere $7,000. Many duplex,
triplex, fourplex or multifamily properties are near Dalton’s adjacent lands that included the
Rancho San Francisquito and the Rancho Santa Anita, where he built a winery, distillery,
vinegar house, meat smokehouse and flour mill, in addition to planting a vineyard.
Azusa is now the location for the outdoor shopping mall “Citrus Crossing”, whose cross
streets are Alosta Ave and Citrus Ave. There are rental properties near Azusa Pacific University
and Azusa High School. Azusa is home to St. Frances of Rome Elementary School, serving
grades k-8, which is part of St. Frances of Rome Catholic Church, under the Los Angeles
Archdiocese. Azusa is served by the Azusa Unified School District

Easily accessible, Azusa lies mostly along the Foothill Freeway (I-210) between the San
Gabriel River Freeway (I-605) and the Orange Freeway (State Route 57). Renters should know
that the city is to be the eastern terminus of the first phase of a planned extension, the "Foothill
Extension," of the Metro Gold Line light rail service, which currently operates between Los
Angeles Union Station and eastern Pasadena. Available duplex, triplex and fourplexes are
nearby and like the current Gold Line, it would operate along former Atchison, Topeka & Santa
Fe Railway. MTA plans to extend the line to the end of its reserved right-of-way in Montclair, just
across the San Bernardino County line. Additionally, Ontario, Burbank and Long Beach Airports
are within 30 miles.
