Fountain Valley is located in Orange County and is a great place to rent multifamily, 

duplex, triplex, fourplex and larger commercial apartment properties. Its job industry, 

conveniences, and attractions make this a great place to live and there is a good market 

available to rent multifamily rental properties such as duplexes, triplexes, and fourplexes. There 

is also no rent control in Fountain Valley.

Fountain Valley’s population was 56,464 as of 2012. The estimated median household 

income in 2011 was $77,922 (it was $69,734 in 2000). This is higher than the California median 

which was $55,286 in 2011. 

In recent years, Fountain Valley has seen an increase in commercial jobs in the city, 

with the growth of a commercial center near the Santa Ana River known as the "Southpark" 

district, home to offices for companies such as D-Link, Starbucks, Satura and the Orange 

County Register. Efforts to bolster economic activity are evidenced by the city enacting policies 

to benefit small businesses, and even going so far as to paint a mural on the facade of a large 

water treatment building facing the freeway that depicts two shopping bags headlined by 

the words, "Shop in Fountain Valley.” Fountain Valley is home to the national headquarters 

of Hyundai Motor America and D-Link Corporation, the global headquarters of memory chip 

manufacturer Kingston Technology, and the corporate headquarters of Surefire, LLC. In 

addition, Fountain Valley is the location for Noritz, a tankless water heater manufacturer, and 

the main west coast offices of Ceridian, a professional employer organization.

The city also enjoys being close to a variety of conveniences. The closest airport is 

John Wayne Airport, which has international and domestic flights and is 7 miles away. Fountain 

Valley has two major medical centers: the Fountain Valley Regional Hospital and Orange Coast 

Memorial Medical Center, which are also the top two employers in the city with 1,668 and 1,133 

workers respectively. There are also many colleges in and around Fountain Valley, the biggest 

of which is the University of California Irvine, with 26,169 full time enrolled students about 

8 miles away. The local college is Coastline Community College with 962 full time enrolled 

students.

Fountain Valley has many attractions, including Mile Square Regional Park, a 640 acres 

park containing two lakes, three 18-hole golf courses, playing fields, picnic shelters, and a 20-

acre urban-nature area planted with California native plants, a 55-acre recreation center with 

tennis courts, basketball courts, racquetball courts, a gymnasium, and the Kingston Boys & 

Girls Club; There is also a community center and a 16,652 sq ft senior center. Fountain Valley is 

also just minutes from other attractions such as Disneyland, Knott's Berry Farm, the beach, and 

world class shopping.

All of these features make Fountain Valley a great city to rent multifamily rental 

properties such as duplexes, triplexes, fourplexes and larger commercial apartment buildings. 

This vibrant, growing community has great attractions, a healthy work industry, and above 

average rentals. The density of the city and the desire for people to live here, make it an 

ideal location for multifamily living and the city does have great duplex, triplex, and fourplex 

properties.
