North Hollywood is a neighborhood in the San Fernando Valley region of the city of Los 

Angeles and is a great place to rent multifamily, duplex, triplex, fourplex and larger commercial 

apartment properties. Its job industry, conveniences, and attractions make this a great place to 

live and there is a good market available to rent multifamily rental properties such as duplexes, 

triplexes, and fourplexes. Since North Hollywood is in the city of Los Angeles, there is rent 

control, unless the building falls under one of the exceptions, which are listed under the 

definition of "Rental Unit" in LAMC 151.02.

North Hollywood’s population was 128,450 as of 2011. The median household income 

in 2011 was $47,492, which is lower than the median for California ($57,287 in 2011). Renters 

occupied 75.4% of the housing stock, and home or apartment owners the rest. 

The city also enjoys being close to a variety of conveniences. The nearest major airport 

is Bob Hope Airport (BUR). This airport has domestic flights from Burbank and is 3 miles from 

the center of North Hollywood. There are a couple of hospitals close by, including The Valley 

Presbyterian Hospital and the Valley Community Clinic. There are also a number of universities 

and colleges near North Hollywood, with the biggest being the University of California Los 

Angeles (UCLA) which has over 37,000 full time enrolled students and is only 16 miles away. 

North Hollywood has many attractions, the most famous of which is the NoHo Arts 

District where there are contemporary theaters, art galleries, cafes, and shops. The area 

features more than 20 professional theatres producing new work and classics, diverse art 

galleries, public art and professional dance studios. The district also features the largest 

concentration of music recording venues west of the Mississippi. The $100-million, 292-unit 

loft apartment project by Snyder is the first segment to be completed of NoHo Commons, 

part of a "transit village" rising at the terminus of the Metro Red Line subway and the Orange 

Line busway. Also planned are hundreds of other apartments, condos, stores and other 

developments, including a high school.

Other notable attractions include the North Hollywood Recreation Center. The park 

has an auditorium, lighted indoor baseball diamond courts, lighted outdoor baseball diamonds, 

lighted outdoor basketball courts, a children's play area, lighted handball courts, picnic tables, 

an outdoor unheated seasonal pool, and lighted tennis courts. In addition the center has an 

indoor gymnasium which can be used as a second auditorium and a community room; the 

gymnasium's capacity is 250 people. The Valley Plaza Recreation Center in North Hollywood 

includes an auditorium, barbecue pits, a lighted baseball diamond, lighted outdoor basketball 

courts, a children's play area, a 40 person community room, a lighted American football field, 

an indoor gymnasium without weights, an outdoor gymnasium without weights, picnic tables, 

lighted tennis courts, and unlighted volleyball courts.

All of these features make North Hollywood a great city to rent multifamily rental 

properties such as duplexes, triplexes, fourplexes and larger commercial apartment buildings. 

This vibrant, diverse community has great attractions, a healthy work industry, and a high 

number of renters. The desirability to live here make it an ideal location for multifamily living and 

the city does have great duplex, triplex, and fourplex properties.
