Temple City is located in the western San Gabriel Valley region of Los Angeles County 

and is a great place to rent multifamily, duplex, triplex, fourplex and larger commercial 

apartment properties. Its job industry, conveniences, and attractions make this a great place to 

live and there is a good market available to rent multifamily rental properties such as duplexes, 

triplexes, and fourplexes. There is also no rent control in Temple City.

Temple City’s population was 36,099 as of 2012. The estimated median household 

income in 2011 was $60,809 (it was $48,722 in 2000). This is higher than the California median 

which was $57,287 in 2011. 

Currently, Temple City is a destination for East Asian, Eastern European, Middle East 

and Latino immigrants, especially Chinese-Americans. Rosemead Boulevard has several 

strip malls catering to a largely Asian but diverse customer base. The Rosemead Boulevard 

Enhancement Project is a streetscape redesign effort by the City of Temple City, dedicated to 

improving traffic safety, reenergizing one of the city’s main commercial corridors and creating a 

vibrant community destination. Also of note is the "Bridal District," which runs along the stretch 

of downtown area on Las Tunas Drive, has made Temple City a bride's "mecca" for all wedding 

needs including elaborate dresses, floral creations and lavish portraits. Brides come from as far 

away as New York to visit this Temple City specialty sector.

The city also enjoys being close to a variety of conveniences. The nearest major airport 

is Bob Hope Airport (BUR). This airport has domestic flights from Burbank and is 25 miles 

from the center of Temple City. Another major airport is Long Beach Airport (LGB), which 

has domestic flights from Long Beach and is 29 miles from Temple City. There are several 

hospitals near Temple City, including Great El Monte Community Hospital (4 miles), Alhambra 

Hospital Medical Center (5 miles), and Kaiser Foundation Hospital (6 miles). There are also 

many colleges and universities around Temple City, one of the closest and biggest being the 

University of Southern California with 30,578 full time enrolled students 7 miles away. 

Temple City has many attractions, including The annual Temple City Camellia Festival, 

which takes place the last weekend in February. A parade begins the celebration on Saturday 

morning. The parade commences at the corner of Las Tunas Drive and Rosemead Blvd. Also 

the annual Saint Luke's Parish Fiesta takes place at the St. Luke the Evangelist Catholic Church 

in April. Located at Broadway and Cloverly Avenue, for three days, game booths, rides and food 

stalls are open to the community. There is also the Temple City's Farmer's Market, which is 

open every Sunday from 8:30 a.m. to 12:30 p.m. at the parking lot between City Hall & Temple 

City Park.

All of these features make Temple City a great place to rent multifamily rental properties 

such as duplexes, triplexes, fourplexes and larger commercial apartment buildings. This vibrant, 

diverse community has great attractions, a healthy work industry, and many renters. The density 

of the city and the desire for people to live here, make it an ideal location for multifamily living 

and the city does have great duplex, triplex, and fourplex properties.
